When I decided to build a house in Thailand, I had a lot of thoughts about which construction company to ask. This is because I heard so many worrisome stories. After browsing through various sites, I accidentally selected a local company called Top design and build at a place called the Thai visa forum that received a lot of trust and recommendation from Westerners living in Thailand, and selected as a partner of our Chiang Mai Dream House project. The bottom line is great satisfaction.And also, he was fairly a to work with because the way of working from the documentation to actual construction was so reasonable and transparent. I guess it might be due to the fact that he did a lot of project experiences with foreigners. And finally, He has a good construction team and as far as I know, he seems to have been maintaining that team for a long time which helps the quality of construction. Building a house, whether in Korea or Thailand, would never be simple and easy, especially for foreigners but I was able to really enjoy the project thanks to the right partner I have chosen.I will definitely choose him again for my next project.
태국에서 집을 짓기로 결정을 하고 어떤 건설사에 맡겨야 할가 고민이 많았습니다. 워낙 걱정스러운 이야기들을 많이 들었기 때문입니다. 여러 사이트을 뒤지다 Thai visa forum이라는 곳에서 우연히 Top design and build라는 로컬 회사가 태국에 사는 서양인들에게서 많은 신뢰를 얻고 추천을 받고 있다는 걸 알고 저희 치앙마이 드림하우스 프로젝트의 파트너로 선정했습니다. 결론은 대만족입니다. 사장인 Top씨의 장점은 세 가지입니다. 하나는 저와 프로젝트를 진행하던 10개월 동안 일관되게 성실하고 책임감 있는 자세를 보여줬다는 점입니다. 둘째는 서양사람들과 프로젝트를 많이 해서 그런지 계약부터 마무리까지 일을 하는 방식이 합리적이고 투명하여 같이 일을 하기가 편했다는 점. 그리고 마지막으로 좋은 시공팀을 갖고 있으며 오랬 동안 그 팀을 유지하고 있다는 점입니다. 한국이든 태국이든 집을 짓는다는 건 여간 어려운 일이 아닐 텐데, 저는 파트너를 잘 만난덕에 순조롭게 드림하우스 프로젝트를 마무리할 수 있었습니다. 집터 부지가 넓은 편이어서 추후 게스트하우스를 지을 계획인데, 이번에도 주저없이 Top design and build를 선택할 것입니다.

I highly recommend Top Design and Build. I do this from a broad range of experience with Design Build companies primarily in North America but several building projects in Thailand. Communication of our needs and ideas was easy. Top understood our concept and needs and expertly incorporated them into a cost effective, well designed home. Then expertly turned that design into a beautiful home on budget and on time. In my 40 years of working with Design Building firms I have rarely found a company that combined the design talent and management competence that Top brings to the process.

We arrived in Chiang Mai with strong plans to build our retirement home there. During the next four years , we became hesitant to build fearing the hassle, stress and communication issues. Then we met Top. We were immediately impressed with his sincerity and proven portfolio of homes built for satisfied Farang in Chiang Mai. What a fortunate decision to have him design, build and handle all difficulties while finishing our large custom home in just 12 months ! Top made it so smooth, even enjoyable. He does everything humanly possible to make the process easy for his clients. His crew is more skillful and professional than any I've worked with in the United States. These photos don't do justice to a home built to last forever with every small detail perfected. Top took personal responsibility for everything from an extensive revision of the entire entry to perfectly placing each tile at the first step of the stairway.

Our house was designed and built by Top Design & Build in 2018. The draft design was done together allowing us to have a house exactly as desired. All necessary architectural and structural solutions were proposed by Top to comply to our special demands (double wall, ventilation under floor slab, wall niches, curbed stairs, etc..).

The construction went on schedule and was free of concerns as he managed all skilled labor and supplies of material. Top sourced material as per our wishes and he has some very good skilled workforce. At the expiry of the one year warranty, his team came to solve the few minor defects identified.

Top did a great job project managing the renovation of our 400 sq. meter home this year. It was an incredibly demanding renovation with a revised floor plan and innovational design elements, and Top handled it impressively. Playing an important roll, he coordinated and supervised the subcontractors, negotiated contracts and acted as translator and intermediated misunderstandings. He is a diligent communicator and was incredibly easy to work with. We highly recommend Top Design and Build.

My first encounter with Top (My architect) was a number of years ago when i was contemplating about building a house in Sansai. I met with Top and trying to transmit what was is my head to his pen was miraculous. With only my layman’s words in our first meeting Top was 80% correct. He read my mind.

When I had decided to build a house in Don Kaew near the Ping River, I set out to find an architect who spoke English and who had experience building houses for farang in the Chiang Mai area. I interviewed several who fit those qualifications, but when I met Khun Top, he seemed to intuitively understand what I wanted, and he was within my budget better than the others. Plus, he came to the site before giving me preliminary drawings – something the others didn’t do. I also visited several nice houses – of different design – he had built for farang around Chiang Mai. Those owners spoke very, very highly of Khun Top. So my decision was made.

By that time the plans were approved, I had also decided to use him as my builder because now he knew exactly what I wanted and how to achieve the desired result. The house turned out beautifully and is what I hoped it would be – taking full advantage of the site next to the moo baan’s small park.

So good, we hired him again! Other than professional competence, communication and empathy are probably the two most important skills an architect could wish for and Top has an abundence of both. He worked tirelessly to turn my first ideas for a studio/guest cottage into something both practical and affordable and I'm excited to say that a year later we are about to begin work on our rather more elaborate family house next door. His understanding of western styles and standards plus a passion for the job makes working with him a pleasure and my wife and I are pleased to count him among our close friends.

I was introduced to Top, and we discussed some general ideas about how to fix up my place. Within a couple of days Top showed me complete architectural plans for how he would remodel my condo, including new flooring, bathroom, kitchen, balcony door, and much more. The component prices were also included, and everything I wanted to have done was extremely reasonable.
